Our home is managed by a professional management team to ensure your vacation home is well maintained and serviced.  If there are any problems during your stay, please contact our management team immediately. 

We are pleased that you chose to stay in one our home.  There are certain rules and regulations that must be followed when renting.

YOUR RESPONSIBILITY: The party must treat the property with respect.  Any loss or damage must be reported immediately to the Management Company.  The renter must pay for any loss or damage caused during the stay.  The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party.  This contract is between the property owners and the renter who must sign the booking form accepting the conditions on behalf of all persons named on the booking form, including those substituted or added by agreed amendment of the booking.  A contract exists when you have paid a deposit and we have accepted and confirmed your booking.  The applicant accepts these conditiond on behalf of all members of the party.  Only persons named on the booking form are entitled to use the property.

CHECKIN/CHECKOUT:  Arrival at the property can be any time after 4:00 pm local time.  The property must be vacated by 10:00 am on the day of departure.  Late check outs will be charged a full day's rental.  Early check-in is sometimes accomodated by prior arrangement at an additional charge of $75.00.

CANCELLATION:  Any cancellation or amendment of the booking must be in writing and is subject to the following charges: (1) more than 8 weeks prior to arrival date - full deposit.  There is a $50.00 cancellation fee for all cancellations.  (2) Between 4 and 8 weeks prior to your arrival date there is a 50% loss of deposit.  (3) 4 weeks or less prior to your arrival the payment will be due in full- 100% loss of invoice total.

FORCE MAJEURE:  The owners of the property or their agents will not be liable for loss or delay occasioned by any of the following: strikes, riots, political unrest, war or threat of war, terrorist activity, closure of airports or any other event beyond owners control.

SECURITY DEPOSIT:  A deposit of $350.00 will be held on behalf of the owners against loss or damage occasioned by the use of the property by the parties to this agreement.  The deposit will be fully refunded (within 1 week of vacating home) after a satisfactory report has been received and the keys returned to their owner.

POOL:  As the property has a swimming pool, the owners and the owner's agents do not accept liability for injury whatsoever caused as a result of the use of the pool.  Guests are specifically requested NOT TO ALLOW UNSUPERVISED CHILDREN TO USE THE POOL, which is around 6-7 feet deep at the deepest part.  Please also note that homes with tiled floors can be slippery when wet, please take care when entering the home from the pool area.   POOL HEAT is optional.  If you decide to add pool/spa heat to your stay, please note that in optimal conditions, the pool temperatures will reach the mid 80s and spa 100 degrees.  Please keep the covers on when not in use to keep the heat in and prevent it from escaping, causing the temperature to drop.  Outside air temperatures also play a factor in pool heat - if temperatures go below 50/55, the heater will shut off to prevent damage.

INSURANCE:  The owner, management company or their agent will not be liable for any loss or damage of personal property, personal injury in the home or on the property.  It is recommended that the guests have appropriate travel/holiday insurance in force for the period of the trip.

CLEANING: The rate paid includes cleaning of the property prior to your arrival and after you have departed.  In the event you require additional cleaning during your stay, a special request must be made at an additional fee.  Although the property will be cleaned after your departure, every effort must be made to leave the home in an orderly state.  Should the property require extensive cleaning, the owners or their agents reserve the right to withold monies from the security deposit to pay for the extra cleaning.

PROBLEMS:  Any complaints related to the accomodation must be made in writing to the management company within 24 hours of any problem arising. 

NOISE:  The owner, management company or their agent shall not be liable for any noise or disturbance in the vicinity near the property.

CLIMATE:  Please be advised that as Florida is a tropical climate, the area is prone to insects.  Our homes are treated regularly by a professional pest management service.

POOL HEAT:  Pool heat is charged as an optional extra.  We do not guarantee pool temperatures.

NO Smoking. NO Pets. The maximum number of guests is 2 people per bedroom, plus 2 people extra.
